Before the number
How pricing works
A drainage job is priced from the lot, not from a rate card. This is what moves it and when you see it.
What decides the price
The things that change the cost of the jobs we do.
How much pipe, and how deep
How hard the digging is: clay, roots, rock
Where the water can go
What has to go back: sod, beds, walks
What the estimate includes, and what it doesn't
A written scope with a sketch of the pipe runs and outlets, the materials, and who is on site.
Includes: digging, pipe, stone, backfill, sod or seed where we dig
Does not include: gutter repair, foundation waterproofing, tree removal
Anything a utility locate or a permit adds
What happens at the visit
We walk the lot and the roofline, measure the fall and look at where water goes. It usually takes about an hour. You get a sketch and a number once we have drawn it.

When you get the number
After the visit, in writing, as one price for the job. If you want a different outlet or a smaller scope, we redraw it.
How and when you pay
A deposit when you accept the scope, a payment when the pipe is in, and the balance when the yard is graded and seeded. Check, card or bank transfer.
If the job changes
If we find rock, an unmarked line or a root mass, we stop and tell you before any cost changes. A change is agreed in writing first.
A scope you can read
A sketch, a list and one price
We draw it by hand on a plan of your lot. You can take it to another contractor, ask questions, or change the outlet before any work starts.
The sketch
Where the pipe runs, where the water comes out and what is dug up.
The list
Pipe, stone, outlets and what goes back on top, with who is on site.
The price
One number for the job, with what is and is not in it.
Get the scope in writing
The visit is where we measure. The number comes after we have drawn the job.
